One of my favorite projects is a complete design and install of a vacation home.

I listen to your dreams, add my experience running vacation homes, bring my big sister Bree into the design mix, and we splash a completely unique experience into your investment property.

We have never done the same design style twice. You get a unique design with the functionality required of travelers who will rave about your home. We want you to have 5 Stars, people messaging you asking how your beds are so comfortable, reviewing your home that everything was thought of, they had an amazing stay, and will come back.

Phase 1

Reach out. Click on Contact Us at the top and send me a message. I’ll get back with you and we’ll schedule a phone call (if you’re not local) or a work date here in Waco. Consultations are a $50 fee, we talk and feel each other’s personalities out as well as the scope of your project. If we both are willing to keep going together…

Phase 2

I send you a contract. It includes my responsibilities, your responsibilities, and costs. We sign.

Phase 3

I build our shared spreadsheet and Bree (big sis) and I start on design plans. I submit preliminary styles and get your feedback. You are allowed to say, “I don’t care, you decide, just stay on budget.” I’ve worked like that and love that. Or, you can have an opinion, which can be so fun too! If you have a changing opinion, this creates a lot more work for us. If you don’t like the rug colors, we have to change the art, couches, and furnishings…it’s a ripple effect. The #1 thing to remember is: This is not your personal home. You are not required to live in it. If you don’t like the rug, I humbly ask you to trust us and see what we do. My favorite moments are reveals when owners say, “I had NO idea it was going to look this good.” The in-between part is the hardest for owners.

This is my sister Bree. We do a lot of design work together and between us we have installed 7 Airbnbs. We love being vacation home designers and are willing to do remote installs!

Phase 4

We shop. We buy. We ship. We build.

Phase 6

Photos – I recommend a local photographer for you and stage the house to be ready for photos. This includes vignettes. Don’t pass on this.

Phase 7

List – This will be your job to list your home on the booking platform of your choice.

Phase 8

Hire me to manage it for you because it’s a lot of work and time. 🙂
